Intro to Renting in Armenia + How to Rent Safely
Probably the first thing on your mind when planning a move to Armenia is how you’re going to figure out where to live. Accommodation in a new country can be difficult to navigate with unfamiliar processes that feel both overwhelming and intimidating. While we understand that many repats wish to buy in Armenia, we generally recommend renting for at least 6 months first to get a feel of different areas before settling on the property that is completely right for you. But how do you go about this? There are so many questions that race through our minds when renting in a new place. How to find a property? Is it safe? How do contracts work? Fear not! We’re here to help you navigate renting in Armenia.
 


Where to Rent in Armenia
 
As with anywhere, city centers are the most expensive areas to rent in, especially in Yerevan. Moving away from the center generally results in lower prices, although gated communities and residence complexes outside the center also tend to command higher prices. You’ll notice that apartments and houses come in all shapes and sizes, from new-builds to stalinkas, and panel buildings.
 
We would recommend looking around different neighborhoods to get a feel for what seems like the right location for you. Make sure you take a note of where the nearest supermarket is, the public transportation links, and are informed about local schools and doctors.
 
It’s important to note that rental prices can vary dramatically depending on when you are planning to move. Prices tend to rise - especially in Yerevan - between late spring and early fall when tourists prefer to visit Armenia, as landlords seek to make extra profits on those staying for a short-term period.

Moreover, Repat Armenia enforces price transparency and price ceilings based on neighborhood, number of rooms, as well as new vs. old buildings. There is also full transparency between agents, brokers, and homeowners, and Repat Armenia will soon enforce them to list their service fees too. The Repat Armenia group is different from other listing sites in that it enforces strict price limits so that you can be sure you are not overpaying on rent. We also ensure that posts in the group relate to real estate only, properties are already existing, and do not allow short-term rentals. We also track agents so you know that the brokers in our group are reliable.

Other Listings
 
Besides the Repat Armenia Real Estate groups, there are a number of other online real estate listing sites including List.am, Estate.am, and Real-Estate.am. When finding your home in Armenia, it’s best to consult with different agents, brokers and listing websites to compare what’s on offer and find the best deal. If you have friends already living in Armenia, it’s always a good idea to ask if they recommend any trusted agents or brokers who can work with you. You should also send a friend to see a property on your behalf if you’re looking to sign a contract before you physically move to Armenia.

Safety and Legal Tips
 
If this is your first time renting in Armenia, you’re probably extra concerned about safety. You should only work with trusted and verified agents or individuals. It’s always advised to ask for references or reviews from other clients to verify their experience. When renting from agents or owners in the Repat Armenia Facebook group, shy away from those who comment “DM me” as opposed to posting publicly. These posting rules are there to protect renters and provide transparency. If a broker is refusing to abide by them, you should see this as a red flag. Importantly, you should always trust your instincts if something doesn’t feel quite right.
 
When it comes to financial transactions, ensure that all payments are documented. Bank transfers are advised as the default payment method. If you must pay in cash, ensure to send the owner a message every time you have made a payment along the lines of “X AMD paid in cash for July rent”, and request a written confirmation for your own records.
 
It’s also important to make sure you have a contract for the property you’re renting. Make sure that you read the contract thoroughly before signing it, and seek legal advice if you’re unsure about any part of the process. This should be notarized according to legal regulations in Armenia. If you do not speak Armenian, the lease agreement must be signed in the presence of a notary with the assistance of a translator. You should also be aware that homeowners who rent out their properties are legally required to register the lease agreements with the State Committee of Real Estate Cadastre. This makes the agreement legally binding and is intended to ensure protection for both parties. Unfortunately, most lease agreements do not get registered. This is so that lessors avoid a 10% tax on rental income, but it also means that the contract is without legal protection and there is a risk that the landlord could evict tenants or alter terms whenever they want. We would therefore urge repats to insist that their lease agreements are legally registered to ensure the highest possible level of safety.
 
If you suspect something is not quite right, whether this is through unprofessional behavior, financial misconduct, or anything untoward when dealing with agents or members of the Repat Armenia real estate Facebook group, we advise you to report this to Repat Armenia directly. Your concerns and privacy will be handled with care, and appropriate action will be taken. If you find yourself in this situation, contact Repat Armenia with a summary of the situation, your full name and contract details, details of the agent/owner involved, a comprehensive description of the alleged scam, and copies of all relevant documents. In addition, there is also a Telegram report bot provided by the Ministry of Economy, which will report the information to the Armenian police.
